At Cannon Design, cost control is a critical aspect of the design and construction process. Going far beyond the typical approach of simply estimating design concepts and alternatives, we utilize our Design Cost Management (DCM) method to develop designs that meet critical client goals. For more than a quarter century our in-house cost estimating resources have been integrated into our project design teams from the start of the process to the end to ensure accurate alignment of scope and budget, minimizing costly and time-consuming redesign.

Our estimating team includes more than a dozen multidisciplinary trained and LEED-accredited cost estimating professionals. Representing architectural, electrical, mechanical, structural, civil, plumbing, and fire protection disciplines, they possess over two centuries of collective cost estimating and hands-on construction experience.

This extensive expertise is supported by state-of-the-art technology and data management systems. Cannon Design’s estimating group utilizes integrated Building Information Modeling (BIM) software applications that create automated quantity take-offs to deliver fast and accurate results. We constantly update our vast database of cost information drawing upon our network of offices and construction trade contractor relationships, allowing us to consistently achieve client goals in estimating more than $2.5 billion in construction cost value every year.

For over 35 years, Cannon’s clients have benefitted from our unique construction management expertise that offers high-level project management services, operating as CM as advisor or CM at risk. We provide thorough pre-construction planning and coordination including estimating, scheduling, logistics and constructability analysis. We also manage the bidding and procurement processes, from contractor vetting to awarding. Cannon’s multidisciplinary team coordinates all construction activities and directly manages the construction process with on-site supervision. These efforts are supported by state-of-the-art computerized tools, utilizing the latest generation of software programs for BIM, estimating, scheduling and document control.

Cannon has served as construction manager for a wide-range of project types including complex and highly-accelerated facilities exceeding $200 million in construction value. At times, clients determine that basic design services may be insufficient for what their organization or specific project needs require, yet still seek a separation of roles between designer and constructor. Building on the strong foundation of our construction experience, we are able to assume greater responsibility than traditional construction administration services permit. We call this Extended AE Services, or XAE. This allows our clients to choose from a wide-ranging menu of our core delivery services and to customize the combination of skills that best serves the needs of their project.

Design-Led Design-Build is the most comprehensive level of services that we provide and is the ultimate in integration and collaboration, with a unified design and construction team. Under this method, Cannon assumes complete leadership and responsibility for everything from team creation, due diligence and preliminary planning through final design documentation and day-to-day management of construction. This integrated model provides the highest level of risk management for clients, offering the greatest degree of control, flexibility and value as, well as a guaranteed cost and schedule early in the process.

As Program Manager, Cannon functions as an extension of our client’s organization, with project managers skilled in leading the entire architecture/engineering/planning/construction process, for either an individual project or a multi-project/multidisciplinary program. We employ defined metrics to evaluate performance and assure appropriate quality, providing services from preconstruction and feasibility analysis, through budget development and cost control, scheduling, selection of project team members including architecture, engineering, and construction partners, and managing the entire implementation and closeout process. We provide regular communication and proactive participation in the decisions necessary to ensure a successful process and outcome.
