Description
This 250,000 sf waterfront office complex forms the cornerstone of redevelopment in the revitalization of the city’s downtown waterfront. Consolidating three divisions of the bank’s operations, the complex is planned around a central skylit atrium – a dramatic indoor space which is open to the public. Two six-story buildings flank the atrium, which connects both horizontal and vertical circulation within the facility and acts as a pedestrian link to the adjacent 600-car parking lot. Within the building, the finishes are standardized, with an emphasis on utility, ease of maintenance and flexibility. Flexibility of interior spaces is further established through the use of modular ceiling systems – dimensionally coordinated with the power distribution system, and wherever possible utilizing “off the shell” building systems and components. The energy-conscious design realizes cost savings through daylighting with a skin to volume ratio that maximizes return on investment
